1. Concept design
The design of a building (house, residential building, hotel) is a concept, the basic idea of how the rooms in the building are arranged and how it looks from the outside. For this purpose, a 3D model and basic drawings are created.
The design of the building contains drawings in PDF format: all floor plans, the roof plan, 2 sections, 4 elevations and 4-5 JPG images of the object obtained from the 3D model.
- Drawings include: room annotations, net areas, measurements, furniture and equipment layout.
- Drawings do not include: interior design, plans of installations, carpentry schemes, roof construction, foundation plans, take-off and the cost, details and drawings for the execution of works.
Price: 4 €/m2
2. Project for building permit
Only for buildings that will be built on the territory of Serbia.
The cost of creating a project for a building permit depends on the number of parts of the project that the subject must contain, according to the Rulebook on Classification of Buildings.
"A" category building
The project for the building of category A contains only the architectural part. Construction projects and installation projects are not mandatory for these objects, they are given only descriptively. Such a “trimmeed” project is entirely within the domain of the architect’s work only.
Project development includes:
- Concept design of the building
- Draft ("Idejno rešenje"-IDR) required for obtaining a "Lokacijski uslovi" (The Location Conditions) and
- Project for building permit-PGD, required for obtaining a Building Permit
Price: €6/m2 gross area.
If there is a building on the plot planned to be demolished, then the Project for the removal of the building must be prepared, regardless of the category of the planned building. (Even when the existing building has already been demolished, if there is a record in the Cadastre that it exists on the plot, a Project for the removal of the building must be done).
Price: €6/m2 of the gross area of the planned building and €1/m2 (min €100) of the building for demolition.
In addition to the basic content of the Project for building permit, the Client can request other projects. In that case, the price of the project increases for:
- Water supply and sewerage project: 1 €/m2
- Construction project: 2 €/m2
- Electrical installation project: 1 €/m2
- Heating installation project: 1 €/m2
"B" category building
Project for B category includes:
- Concept design of the building
- Draft ("Idejno rešenje"-IDR) required for obtaining a "Lokacijski uslovi" (The Location Conditions) and
- Project for building permit-PGD, required for obtaining a Building Permit, which must include:
- Architectural project
- Construction project
- Technical descriptions of installations made by licensed engineers of given professions
- Energy efficiency analysis
- Detailed project for execution of work (Projekat za izvođenje-PZI) that contains the same as PGD
- Project of the finished building (Projekat Izvedenog objekta-PIO)
Price: €10/m2 gross area.
The same applies as to a projects for “A” category buildings:
- Project for the removal of the building: 1 €/m2 (min 100€)
- Water supply and sewerage project: 1 €/m2
- Electrical installation project: 1 €/m2
- Heating installation project: 1 €/m2
For the certain buildings, depending on their purpose, area or location, it may be stated in the Lokacijski uslovi that it is necessary to prepare Geomechanics survey and/or Fire protection analysis.
"V" category building
Project for V category includes:
- Concept design of the building
- Draft ("Idejno rešenje"-IDR) required for obtaining a "Lokacijski uslovi" (The Location Conditions) and
- Project for building permit-PGD, required for obtaining a Building Permit, which must include:
- Architectural project
- Construction project
- Projects of all installations
- All analysis and surveys
- Detailed project for execution of work (Projekat za izvođenje-PZI) that contains the same as PGD
- Project of the finished building (Projekat Izvedenog objekta-PIO)
Price: agreement, depending on the square footage, purpose and complexity of the building.
If you have your professional engineer, who is licensed, you can hire him from your side, but his project must definitely be submitted to the architect for compliance and obtaining permission, because all projects are submitted as one item
What does the obuilding category mean in each particular case?
Determining the building category is defined by the Rulebook on Classification of Buildings. The classification is made according to the purpose of the building, surface area and number of floors. For a better understanding, you should know that the Gross area of the building is the sum of the areas of all above-ground and underground floors of the building, including the area under the walls. The Net area is the useful area of the object, i.e. surface without walls.
Example 1: "A" category Family house
In order for a family house to be classified as an A category building, its gross area must not exceed 400 m2 and the number of floors must not exceed three floors: basement+ground floor+first floor or ground floor+first floor+attic (retracted floor).
Let’s assume that the house has a basement, ground floor and first floor, then each floor could have a maximum of 130 m2.
The net area of such a floor should not exceed 110 m2. In most cases, it is quite sufficient for a family house.
Example 2: Residential building with 16 apartments
Let’s assume that the construction of a residential building with 16 apartments (each net area 60 m2), on four floors, is planned. We have 4 apartments on each floor, so the net area of the apartments alone is about 240 m2. When we add the area of the corridor, stairs and elevator, we get a net floor area of about 280 m2. From this we get that the gross area of the floor is about 335 m2.
We have allocated the ground floor of the building to business functions (store, bars…), bike room, entrance hall and common room, so we don’t have apartments on the ground floor. Now the entire residential building has five floors of 335 m2.
If parking is provided on the plot, outside the building, then the total gross area of the residential building is about 1675 m2.
The residential building is B category.
If, however, we have to ensure that parking is done in the fence of the building in the underground floor, then we have six floors with a square footage of 335 m2 and the total gross area now amounts to 2010 m2.
The residential building is category V based on two criteria: its square footage exceeds 2000 m2 and within it there is now an underground garage, which is V category alone.
Example 3: Hotel B category
If we want the hotel to be of B category (the hotel cannot be of A category), this means that it must not exceed the gross area of 400 m2. The net (useful) area will be 340 m2.
Let’s assume that the official part for such a small hotel (e.g. a hotel that only serves breakfast) is about 30% of the area, which is the reception, hall, restaurant and the part where only employees can access (cloakrooms, toilets, warehouses, warehouses, kitchen, facilities…). 70% of the area remains for the accommodation part, which in this case is about 240 m2.
In order to arrive at the number of rooms, we will subtract the area for the corridors and possibly the stairs, and the area of all the rooms will be about 210 m2.
If we consider that the minimum area of the room is e.g. 3.5 x 6 m, that is 21 m2 of room area, we find that a maximum of 10 rooms can fit in this square footage.
Therefore, a category B hotel can be a hotel with a maximum of 10 rooms and a small service area. Of course, it goes without saying that parking spaces for hotel guests and employees, in this case, are provided on the plot, outside the building.
Any hotel with a larger capacity than described belongs to the V category.
